Location: Manchester
Salary: £30,000 – £35,000 (DOE)

An exciting opportunity has arisen for an experienced Block Manager to join a well-established and highly regarded property business based in Manchester.

This is an excellent opportunity for someone who enjoys building strong client relationships, managing residential developments to a high standard, and delivering exceptional customer service.

The Role

As Block Manager, you’ll be responsible for managing a portfolio of residential developments, ensuring they are maintained to the highest standards while providing a professional and proactive service to leaseholders, residents, clients, and contractors.

Key Responsibilities

  • Manage a portfolio of residential blocks across Greater Manchester.
  • Build and maintain excellent relationships with leaseholders, freeholders and residents.
  • Arrange repairs, maintenance and planned works.
  • Carry out regular site inspections and produce detailed reports.
  • Prepare and manage service charge budgets in conjunction with the accounts team.
  • Organise contractors, obtain quotations and oversee works.
  • Ensure developments remain compliant with all relevant health and safety legislation.
  • Arrange and attend resident and client meetings where required.
  • Deal with enquiries, complaints and maintenance issues in a professional and timely manner.

About You

  • Previous experience as a Block Manager or Property Manager within residential block management.
  • Excellent organisational skills with the ability to prioritise a busy workload.
  • Strong communication and relationship-building skills.
  • A proactive approach with excellent attention to detail.
  • Good understanding of service charges and residential property legislation.
  • Full UK driving licence preferred.
  • IRPM, TPI or equivalent qualification would be advantageous but is not essential.
